Preamble: I had an offer in for a note in University Park IL for our other LLC (QCV). This auction was different because they seller provided the BPO and after an offer was accepted they agreed to provide a Title Report and allow for a review period before the deal was funded. deed was issued a few months ago. Whoever missed the tax payment on this really screwed up big time because they have a worthless piece of paper instead of a lien on a house. This was a 70k BPO so it was, in my book, a large error.I had a busy week but in a different way then planned. Granite released a new tape and I picked up three loans in a different LLC (QCV). My partner is maxed out right now but I still have some slack to invest. Within an hour I got a call confirming the sale and negotiated an additional 2k discount since I was buying three notes, I asked for an additional 1.5k discount and was told they would get back to me. No more then an hour after that I got a call from Granite, they had a bid for one of the loans for a Higher amount, would I consider swapping with another asset on the tape? I looked at the tape and there was really nothing that fit our criteria so I politely declined AND locked in the additional discount.Thursday we signed the contract and Friday I wired the funds. think I have a chance of a quick resolution. If things don't go well I can always change back latter.For our current loans we had a little progress but it was mostly a quiet week.Rural Indiana: Usually pays around the 9th so we should get our payment in a day or two. Hope to start getting cash out of this soon, we have a lot of bills coming up and I have done an exceedingly good job putting our capital to work. I can always add more capital but I don't want to dilute my partner if I can avoid it. We have a corp Visa so I can put some of the smaller bills on that while we bring some of these properties on line. I did ask my servicer to make sure the lawyers were pursuing FC but did not have a chance to follow up and see if they had done so. Given the lack of response from our borrower to our DIL offer it looks like this is the likely outcome.Chicago: Our condo there has had a slow start, we could not get our property preservation people past the front door (it's locked). We found the name of the condo association but have not been able to get a phone number for them. I did finally find, on the IL Secretary of State website, the officers for the association and after several hours of digging got their home address. I have about $30k and am thinking of starting with two 1st lien performing notes ot help me get to know the easy side of the business. The notes would be less than $10k total. How much overhead are you running into on the notes? Servicing costs, FC, legal, etc How was the purchase process? Will I need a legal team and servicer before I begin?
